  • Hartz Mountain Corp. leases 130,000 sf as pet supplier expands to 414-460 Ave. P in Newark. The tenants will be moving in July 1st to this 130,000 sf building. The property has 2,700 sf of office space, 15 loading docks, one drive-in bay, and is located on 5.75 acres.

  • Ades Imports leased 270,000 sf at 365 S. Randolphville Road in Piscataway. The tenant, a distributor of artificial flowers and seasonal items, was previously located in four separate locations.

    The new property is located in Corporate Park 287. The building has 23-foot ceilings, 35 loading docks, and approximately 6,500 sf of office space.

December

  • Kenneth Crimmins was responsible for the sale transaction of 146-246 Haynes Avenue in Newark. Owned by Gate Gourmet, the 120,000 sf is situated on 10.65 acres with proposed future access directly into the Newark Liberty International Airport.

  • Intercon, Inc. leased 50,113 sf in a long term lease from 510 Ryerson Road, Inc.  Jason Crimmins, Steven Schmidt and Peter Murano, Jr. were the procuring brokers in the transaction.

September

  • Nearing the end of its current lease, IXC Communications renewed its lease in Trenton and Newark, NJ.  IXC, a division of Cincinnati Bell, was represented by Jason Crimmins in both transactions.

August

  • JG Petrucci recently purchased the 127,000 sf situated on 11.74 acres located at 201 Sweetland Avenue in Hillside. JG Petrucci has proposed a 175,000 sf built-to-suit industrial facility which has already been spoken for.  Peter Murano, Jr., Jason Crimmins and Kenneth Crimmins represented JG Petrucci in the transaction.

  • William B Skinner, a custom overseas broker, signed a long term lease for 21,000 sf located on Gotham Parkway in the heart of the Gotham Industrial Park of Carlstadt.  Jason Crimmins and Peter Murano, Jr. exclusively represented William B Skinner in the deal.

November

  • Jason Crimmins and Peter Murano, Jr. of The Blau & Berg Company represented both seller and buyer in the recent sale transaction of 15 Charles Street, Westwood, NJ, a 3-story office building located in the heart of Westwood near Pascack Valley Hospital. It was sold by L & L Associates to a group of investors/doctors from the Biofeedback Center.

  • Charles T. Kavanagh of The Blau & Berg Company successfully represented all parties in the sale of 691 New Hampshire Avenue, Lakewood, NJ, for $2.675M. Located at the corner of Oak Street and New Hampshire Avenue with a lot size of 10.57 acres, the 73,200 sf industrial building was originally owned by Wheaton's pension fund and was subleased for three years to the operating arm of the company which subsequently purchased the building. After serving as Wheaton USA, Inc.'s place of operations for three years management decided to relocate to another location due to market changes and excess capacity in other Wheaton/Alcan facilities.

    With 50% A/C, dual 2000 amp electrical services, high lighting covers, a 100-car parking area, and a building that can be doubled in size, the purchaser, Ed Bennett Properties, Inc., seeks to lease the facility's various industrial features and take advantage and develop the property's excess land as well.

  • Jason Crimmins, CCIM, SIOR, and Peter Murano, Jr. recently sold 125,000 sf located at 416-460 Avenue P in the ironbound section of Newark, NJ. The property, which is situated on a 5 acre parcel of land, contains 24' clear ceiling heights, 15 loading docks, 2,500 amps, wet system, rail, and office space of approximately 4,000 sf in size. The property was sold as an investment property for over $6,200,000. The Blau & Berg Company represented both parties in the transaction. The seller was Haefeli Urban Renewal Corp and the buyer was undisclosed.

August

  • Blau & Berg brokered a 5-year lease on 55 West End Road in Totowa, NJ. The 22,500 sf industrial building was leased from Mel-Ran Associates by Organic Corporation of America through the combined efforts of Jason Crimmins, CCIM, SIOR, Peter Murano, Jr., and Steve Dudziec.

  • The Blau & Berg Company recently brokered the sale of a 143,530 sf industrial building in Lyndhurst, NJ. The property, othewise known as The Meadowlands Corporate Center and located at 1275 Valley Brook Avenue in Lyndhurst, NJ, was sold by The Gale Company of Florham Park, NJ, to Keystone Property Trust of West Conshohocken, PA, for $8.361M. The successful transaction was done in part through the combined efforts of The Blau & Berg team composed of Ken Crimmins, CCIM, SIOR, Peter Murano, Jr., Jason Crimmins, CCIM, SIOR, and Steve Dudziec.

  • Jason Crimmins, CCIM, SIOR, Peter Murano, Jr. and Steve Dudziec brokered the sale of a 28,600 sf industrial property in Springfield, NJ. Situated on a one acre land, the building will be used for warehousing and distribution purposes of toys and other general mechandise.

  • Organics Corp. of America reached an agreement with The Opper Group to move its corporate headquarters to 55 West End Road in Totowa, NJ. Organics Corp. will occupy the entire industrial facility. The 22,500-square-foot facility, built in 1978, has one drive-in bay and two loading docks. The team of Steve Dudziec, Jason Crimmins and Peter Murano Jr. of Blau & Berg Co. represented the tenant.

  • Jason Crimmins, CCIM, SIOR, and Peter Murano, Jr. brokered the sale of 140-152 Mountain Avenue, a 24,000 sq. ft. three-story office building located in Springfield, NJ. JMFJ Realty sold the building to World Associates for over $2.5M. In an economic market where the vacancy rate is approximately 13.9%, this building is fully leased. As a result, The Blau & Berg Company has been retained as the exclusive broker.

  • Jason Crimmins, CCIM, SIOR, and Peter Murano, Jr. brokered the sale of 50-52 Fadem Road, a fully leased 206,000 sq. ft. industrial building with ceiling heights that range from 24 - 32' clear. It is located in the corporate industrial park of Springfield, NJ. Green Fund Realty sold the building for over $10M to the Bristol Group. The Blau & Berg Company has been retained as the exclusive broker and as property manager.

September

  • Assisted the United States Post Office in purchasing a 333,000 sq. ft. warehouse in Teterboro, NJ, worth $39M to be used as its new Northern NJ Metro Processing and Distribution Center.

  • Assisted Quebecor World Logistics, Inc. in obtaining a long-term lease for a 146,559 sq. ft. warehouse in Edison, NJ, to be used as a storage facility for its thousands of print materials.

April

  • Obtained a long-term lease on behalf of Marcal Paper Mills, Inc. for 207,107 sq. ft. of space in Elmwood Park, NJ, to be used in expanding its distribution center.

  • Assisted Gilbert Home Delivery Corp. in purchasing the 40,000 sq. ft. warehouse-distribution facility in Woodbridge, NJ, after a year of occupancy.
